EspañolPLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Brewster will hold a Public Hearing to hear the following application for 120 Marvin Avenue and 143 Main Street, 67.35-1-10, located in the B-3 District. The applicant seeks relief from area variances are sought from the Zoning Board of Appeals in connection with the proposed subdivision of Tax Parcel 67.35-1-10 into two tax parcels of property, one with the street address of 120 Marvin Avenue (proposed Lot 1), the other having the street address of 143 Main Street (proposed Lot 2). No physical alteration of structures or premises is proposed. The subdivision of the parcel causes the following variances from the Village of Brewster Zoning Table: Lot 1 requests relief on the 10-foot front yard setback as it is currently 5.4 feet, relief on the 10-foot (residential) side yard width setback as it is currently 0 feet and relief on the maximum lot coverage of 50% which is currently 62%. Lot 2 requests relief on the 10-foot side yard setback as it is currently 1.3 feet. The Public Hearing for the Zoning Board of Appeals will be on Thursday, May 18, 2023, at 6:00 P.M. at Village Hall, 50 Main Street, Brewster, NY 10509.
